How to use

Yes. It is free, has no sign-up and runs in your browser. Your income, debt and down payment numbers are not uploaded or stored by the calculator.
Is my financial information uploaded?
No. The calculation is done with client-side JavaScript on your device. The page does not need an account, and the figures you type into the calculator are not sent to a server.
What debt-to-income ratio should I use?
A common conservative starting point is 28% for housing costs and 36% for total debt payments. Some loan programs and lenders allow higher ratios, but a lower ratio usually leaves more room for repairs, utilities, savings and income changes.
Does this calculator include taxes, insurance, HOA and PMI?
Yes. The monthly payment breakdown includes principal and interest, estimated property tax, home insurance, HOA fees and PMI. Property tax is entered as an annual percent of the home price, while insurance is entered as a yearly amount.
Why does monthly debt reduce the affordable price?
The back-end DTI cap includes your housing payment plus recurring debts. A car payment, student loan or minimum credit-card payment uses part of that cap, leaving less monthly room for the mortgage and other housing costs.
Is the result a loan approval?
No. It is an estimate for planning. Lenders also review credit, assets, reserves, loan type, location, taxes, insurance, employment history and underwriting rules. Use this to set a budget before getting a real preapproval.
Which currency does it use?
No specific currency. Enter all money values in the same currency and read the output the same way. The page formats numbers for your language but does not add a currency symbol.
